You will assist the Project Manager with planning and daily execution of construction projects, and leverage your experience to improve the delivery and outcomes of the projects you own.

Long Beach Marina Shores:

The property is located in Long Beach, along PCH between the San Gabriel River and Los Cerritos Channel, adjacent to Alamitos Bay and the Naples Channels.

  • Currently an office building park built on piles, previously a landfill that is both ocean and marshland adjacent.
  • Plans are to demolish the (2) office buildings, requiring early site-work and pre-start activities to relocate existing utilities and induce settlement of the underlying landfill before installing deepened foundations and an active methane mitigation system.
  • A 7-level, 215,951 SF, wrap-style (577) parking garage built at grade, surrounded by 6 floors of residential.
  • 390 units, podium-style construction, wrapped around the garage. 5 wood-framed residential stories built on 1 story (2 decks) of concrete construction (6 stories total).

What you’ll do

  • Assist the Project Manager with the planning and execution of the construction project(s).
  • Support the project schedule as assigned by the Project Manager.
  • Manage the procurement and submittal logs.
  • Review submittals and shop drawings for conformance with the Contract Documents and manage approvals with the design team.
  • Coordinate shop drawings, material interface, access, and routing with the Subcontractors and Design Team.
  • Manage preparation of mock-ups for Owner approval.
  • Support project quality control by inspecting work in progress and completed work to ensure conformance with the Contract Documents and Design Intent.
  • Assist Superintendent with site logistics planning.
  • Assist the Project Manager with developing scopes of work, bid package development, bid analysis, and quantity take-off’s to support project buyout.
  • Manage drawing and document issuance including design updates as well as Requests for Information.
  • Assist Project Manager with Change Management.
  • Manage project closeout and preparation of closeout documents.
  • Manage consultant, city, and internal punch list correction.
  • Conduct all business in accordance with company policies and procedures, state and federal laws (e.g., OSHA, ADA, Fair Housing, etc.)

What you’ll bring:

  • Bachelor’s degree in construction management, Architecture, Civil Engineering, or related field.
  • 1+ years’ experience in Commercial or Residential Construction preferred.
  • Extensive computer knowledge: Windows (Word, Excel, PowerPoint,
  • Proficiency with Microsoft Office as well as Construction and Project management software, consisting of Smartsheet, Procore and Bluebeam.
  • Must be able to pass a drug screen after a conditional offer of employment is made.

Bonus Qualifications:

  • Prior Multifamily project experience.
  • OSHA 10-hour or 30-hour training within the last 5 years.
  • First Aid and CPR training within the last 2 years.

Compensation and Benefits

Base compensation range from $94,000 to $101,000. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and to offer additional benefits and other compensation, depending on circumstances unrelated to an applicant’s sex or other status protected by local, state, or federal law.
